When I put my most recent Redondo Beach listing, 2117 Huntington Lane Unit A on the market (pictured above), a number of attentive agents were like "didn't you just sell this one?" Well two years ago, sure. And it is not the first that I've listed and sold multiple times in a very short time period. So, what's going on? Job transfers and athlete trades (which is sort of a job transfer). And considering that the homes I'm going to write about are all in North Redondo 90278, the prices went up significantly in a short period of time.
What I found interesting about 2 of these three listings is that my (now) Seller clients were previously Buyers who I did not represent but who chose me over their previous agents. Great compliment from my perspective.
I'm to write about a few Townhomes and a few Golden Hills Tall & Skinny SFRs I sold. Each of these properties set record highs at the time of resale. Lots of fun getting the appraisers on board with that!
REDONDO BEACH TOWNHOMES
2117 Huntington Lane Unit A Redondo Beach CA
"Built in 2007 by Casner Construction, this over size Mediterranean Townhome has a unique 2750 square foot floor plan, an enclosed front yard, A/C and Solar Panels. Downstairs is an open great room facing south and west for natural light. The open cooks kitchen has Viking stainless steel appliances, granite countertops, a pantry, and gorgeous cabinets. There's also a formal dining room. Upstairs you'll find 4 bedrooms including an amazing master suite with double door entry, walk in closet, and room for a sitting area in front of a dual sided fireplace that also opens into a master bathroom that features custom tile work and a separate large frameless shower. One of the other bedrooms has its own attached bathroom and a terrace perfect for relaxing. There's even a second living area upstairs with cathedral ceilings and skylights for just hanging out. The laundry room is on the second level with it's own sink. There's exquisite finish work usually found in much more expensive houses such as 10 foot high ceilings with 8 foot doors, wainscoting, coffered, and vaulted ceilings, and beautiful engineered hardwood downstairs, on the stairway and upstairs in the second living area. There's are just too many features to list."
Last time around it sold for the list price of $1,079,000 in October of 2014, This time we put it on the market for $1,199,000 but received an offer in the mid $1.2s before it hit the MLS. Don't look a gift horse in the mouth as the saying goes.
2411 Carnegie Lane Unit C Redondo Beach CA 90278
I last sold the home (pictured above) for $808,000 in 2014 when it was also my listing. This time around it was listed for $875,000 and went for $910,000 with multiple offers after being on the market for 3 days.
"Built in 2005 by Casner Construction everything about this rear end unit townhome on a quiet section of Carnegie Lane is exceptional. Downstairs are two bedrooms both of which have wood frame doors leading to the oversize backyard. There is also a full bath and direct access to the 2 car garage. Upstairs are 2 more bedrooms and 2 full baths, one ensuite in the master bedroom and the other in the hall. The great room is much larger than typically found in 4 bedroom 3 on a lot floor plans as is the "to die for" kitchen with double ovens and gorgeous counters and cabinets. There are also real hardwood floors upstairs. Tons of detail through out including high ceilings, wood doors, 8 foot doors, coffered ceilings, crown molding. There is a large private backyard accessed through doors in both downstairs bedrooms and 3 full baths."

With no buildings to the east, natural light floods the unit which faces south and west. Upgrades abound and this home offers luxurious finishes including, stainless steel appliances and granite counters in the kitchen, travertine throughout, recessed lighting, high end cabinets and more. The second floor, with its open-plan great room, stunning slate fireplace, high ceilings and contemporary kitchen with breakfast bar has a loft like feel. Also upstairs is the master bedroom with en suite bathroom, as well as a another bedroom and a separate powder room. The lower level features two more bedrooms each with doors leading to the turf covered private backyard. Also downstairs is a laundry area, and access to the 2-car garage. Tons of storage throughout. We listed this one for $839,000 and it sold for $865,000 after 8 days on the market. Previously it sold for $775,000 only 18 months ago.
GOLDEN HILLS TALL & SKINNY SFRs
Here's two Golden Hills properties that I represented the Buyer on and them when their job transfer came around, listed and sold for them as well.
1748 Dixon St Redondo Beach 90278
When my tech industry client was transferred by Google from Silicon Beach to Silicon Valley, she was able to sell her not really updated Golden Triangle SFR at 1748 Dixon St for a $132K profit in less than 2 years. Wow!
"Bright, airy, and spacious Cape Cod home just about 1 mile from the beach. You will feel like you are on vacation all year round from this west-facing location which is bathed with natural light. Upstairs features an open floor plan with vaulted ceilings in the living room, beautiful exposed beams, and a brick fireplace. Formal dining room is adjacent to the kitchen with an eating bar and built-in appliances. Retreat to your master suite, where vaulted ceilings, a brick fireplace, balcony, and huge walk-in closet provide a restful sanctuary.Downstairs, French doors open onto a stone patio for indoor/outdoor living at its best. Large 2-car garage with enough space for your SUV and Sports Car (or your collection of vintage records). Brand new roof to keep you covered for long time. Located in the highly desirable Golden Hills neighborhood just adjacent to Hermosa and Manhattan Beach and conveniently located close to food shopping, restaurants, malls, and the freeway."
1811 Stanford Ave Redondo Beach CA 90278
This was the absolute home run of perfect timing, great deal on the buy side and huge market demand on the sell side. Buyer made $326,000 when his aerospace firm transferred him 3 1/2 years later. Amazing!
"Location, location, location. This exquisite remodeled and updated Golden Hills Single Family Residence sits high above the street with great neighborhood and mountain views to the east. Pride of ownership shows throughout. You will love the all new kitchen with high end appliances. Other updates include new exterior and interior painting, new carpets, new driveway, gleaming wood floors, updated bathrooms and lots more. Best of all there's a new roof so you don't have to worry about El Nino this winter. Conveniently located at the Hermosa Beach - Manhattan Beach border with easy freeway access and close proximity to shopping, dining, movie theaters and a quick 5 minute drive to the beach. Or just jump on your bike and head on down. In immaculate move in condition - just bring your furniture. Put this one on your list to see because you will want it to be your new home."
Hopefully you do as well on your resale as the previous owners of 1811 Stanford Av pictured above.
