El Nido | MLS Area 153
The "El Nido" neighborhood in North Redondo Beach is named after El Nido park which runs from 182nd St south along Kingsdale Ave to 186th St. On the western border it is bound by the train tracks.
El Nido Real Estate is primarily made up of medium sized (three or four bedroom) to small (studio to two bedroom) single-family homes. There are a limited number of Townhomes and condos.
Most of the residential real estate is owner occupied. Many of the residences in the El Nido neighborhood are older, well-established, built between 1940 and 1969. A number of residences were also built between 1970 and 1999 and then right before the housing downturn ten years ago we started to see larger very high end mansion style properties being built.
The turnover rate, or sales, in MLS Area 153 is lower than other parts of Redondo Beach.
During 2017 there were only 50 sales in El Nido out of a total of 519 total North Redondo Beach transactions. Of those sales, all but 9 were Single Family Residences. For the first 4+ months of 2018 there have been only 12 sales here.
Because houses in this neighborhood often sell for less than comparable homes in other parts of North Redondo Beach or West Torrance the housing supply in El Nido is very tight compared to the demand for property here.
if you are thinking of buying here, keep in mind that some of the homes east of the train tracks are in the City of Torrance with a North Redondo Beach mailing address. That means kids go to Torrance schools and then you call the police or fire, Torrance shows up.
The way a neighborhood looks and feels when you walk or drive around it, from its setting, its buildings, and its flavor, can make all the difference. This neighborhood has some really cool things about the way it looks and feels with a number of tree lined streets.
I believe many homes in El Nido are underpriced and these properties are excellent investments.

This is what everyone says they are looking for: an AFFORDABLE small single family residence that they can live in now and expand later. Sounds great, right?
