Welcome to ellisposner.com. This is a “private page”.

If you are here, you most likely received a postcard or letter. That’s because this page is “by invitation only” and you will not find a link to it on the main navigation menu.

I invited you here to tell you about a special promotional offer that will save you tens of thousands of dollars when you sell your home and I am your agent.

In fact, you might even wind up saving as much as 50% of what you would otherwise pay in commissions. That’s because you pay only 1% for the listing side commission.

Unlike others offering reduced rates, this is full service with a comprehensive marketing plan. I am a very experienced agent and will be with you every step of the way through the sale. And whatever issues come up, I’ll just handle it it for you. I’ve seen it and sold it before.

FULL SERVICE

DISCOUNT RATES

I charge less and you get more.

Everyone likes to save. Just look at the success of Amazon and Costco. I’m not comparing myself to those iconic companies. I’m small, local and personal.

But I am comparing the savings I provide for my clients.

In fact, I would go so far as to say you most likely will be happier with the result you get when I sell your home than you would be with someone charging a lot more. It’s all about the client experience and service.

But don’t just take my word for it. Over the last 15 years, I have already helped hundreds of others sell their homes. You can read some testimonials on this site or on Zillow.

The savings are substantial. Let’s take a look at…..

HOW MUCH CAN You REALLY SAVE?

These examples are calculating the “listing side” only assuming you are paying the listing Brokerage 5% evenly split between the Buyer’s and Seller’s Agents.

SALES PRICE YOU SAVE

$1,000,000 $15,000

$1,500,000 $22,500

$2,000,000 $30,000

$2,500,000 $37,500

Let’s do an example together.

Selling price = $1,750,000. Instead of paying the listing agent $43,750 (calculated at 2.5%) or $52,500 (calculated at 3%) you pay only $17,500 plus the Buyer’s Agent’s commission.

Not Only Do You Save Thousands, You Also Get…….

WORLD CLASS

MARKETING

The market has shifted and we are now seeing more inventory. That makes it more important than ever to do everything possible to make sure your listing gets seen and is the next to sell. And, that you can command the highest price.

That’s why I go above and beyond how other agents bring properties to market.

All of my listings include:

  • Professional Photography

  • Drone Shots

  • 3D Virtual Tour

  • Cinematic Video

  • Property Website

  • Floor Plans of Your Home

  • 4 Sided Property Brochure

  • 5,000 Neighborhood Postcards

  • Targeted Social Media Advertising

  • Syndication to Thousands of Websites

  • Hosted Broker and Public Open Houses

This far exceeds what other agents (who are charging a lot more) are doing to market their listings.

WHAT MOST REALTORS WON’T TELL YOU

Luxury Buying.JPG

The Truth About Listing

  1. In California, any brokerage can sell the listings of any other brokerage.

  2. Real Estate commissions are negotiable and not set by law.

Since almost all properties listed for sale wind up in the Multiple Listing Service (MLS) and are syndicated to 1000’s of websites worldwide, there is a level playing field.

This means agents, not brokerages, sell homes.

What You Are Paying For

Most sellers believe that when they pay 5-6% to sell their home, it is for their agent’s time, and the expense of marketing the listing. But unfortunately, that is often not the reality of the situation.

Here’s where that money really goes.

As much as 50% of the commission the agent earns is “split” with the company and some brokerages also pay “franchise fees” of 2-6%, which really doesn’t help sell your home, it just takes money out of your pocket.

here’s what else you need to know

180301-0007 513 Longfellow Hermosa Beach.JPG

The Buyer’s Agent Gets 2.5%

Here’s where most people ask:

“But what about the Buyer’s Agent?”

You will pay the Agent Representing the Buyer 2.5% as is customary no matter who you list with.

This makes the total payable commission 3.5%.

If I also represent the Buyer, the total commission is 3%. This can be as much as 50% lower than you might be paying traditionally.

The Small Print

Two small “gotcha’s” you need to know about this program:

To be eligible as a 1% listing, the final sales price has to be at least $1M.

Under $1M there is a flat rate of $10,000 for the listing side and 2.5% for the buyer’s agent.

You can not combine this program with any other of my special offer programs such as “Refresh and Resell”, “Free Staging”, or “Instant Cash Offer”.
