On this site, we’re going to consider the South Bay to be:

  • Hawthorne

  • Gardena

  • Torrance

  • Lawndale

  • El Segundo

Technically the Beach Cities and Palos Verdes are also considered the South Bay as are a few other towns not included here.

Let’s get started.

Hawthorne is located just east of El Segundo and north of Redondo Beach. It is the home of Tesla, SpaceX, Urth Cafe and for the music fans in the audience, the Beach Boys grew up here.

While the city has long been home to affordable Single Family Residences, two newer gated communities in West Hawthorne have recently received a lot of interest and buyer demand.

ThreeSixty at South Bay is a modern, gated community located in West Hawthorne, located in the heart of the aerospace industry. ThreeSixty features modern new homes, resort amenities and a fantastic location to enrich your lifestyle. Contemporary floorplans to impress a range of expectations, private recreation for kicking back and working out, plus easy access to favorite South Bay destinations have made ThreeSixty highly desirable.

Fusion South Bay is a small gated community adjacent to Manhattan Beach just east of Aviation. The homes were built from 2005-2007 and is technically located in the neighborhood of Hawthorne known as Hollyglen. It is a unique area due to it's location just east of Manhattan and El Segundo and offers it's own award winning school system knows as Wiseburn. The community features 2 and 3 bedroom townhome style condominiums and the community features some nice open space areas as well as pool and spa.

Both of these are fantastic alternatives for buyers looking in the nearby cities of Redondo Beach, El Segundo and Manhattan Beach. Due simply to the zip code, Hawthorne offers much newer, nicer and larger home options for a much lower price.

Lawndale is centrally located and as such has convenient freeway access, access to nearby shopping, and is a short distance from the beach and jobs that make the South Bay such a desirable area.

The most expensive area is the small neighborhood known as El Camino Village which is interesting in that homes in El Camino Village can be in Lawndale or Gardena.

Most of the original homes in Lawndale are SFRs built in the 1940s and 1950s. These properties are generally around 1100 square feet but many have been expanded and updated over the years.

Lawndale is one of the smaller cities in the South Bay and sits in between Hawthorne, Torrance, Gardena and North Redondo Beach and is in general a more affordable area.

If you are thinking of buying here be on the lookout for listings just east of Inglewood Ave across the street from Redondo Beach and just north of the Galleria Mall which is slated to get a massive upgrade over the next few years.
