Just Sold:1021 Avenue D Redondo Beach

 

My listing at 1021 Ave D in South Redondo Beach just closed escrow for $2,200,000.

This huge sprawling SFR is a really unique property being much larger than other homes built during the 90’s on The Avenues.

Take a look at this video and you’ll see what I mean.

 

Just like each property is unique so is each transaction. Here’s some of what I can share from this sale.

  1. The market is really hot. This property didn’t even last 24 hours before the Sellers accepted an offer. Inventory is low and likely to remain that way for the foreseeable future. In the old days, like before Covid we could have had an Open House and have gotten an insane bidding war going. But these days, when many Sellers want to minimize the traffic in their homes, if you get the right offer it is best to take it.

  2. When the property needs some updates - in this case flooring (even though there was new carpet throughout), best to acknowledge that and price accordingly. This home was a perfect example of a lot of updates done, but there could have been more. So it takes a Buyer who can meet the price and also would have the budget to do some updates (which the Buyers are doing).

  3. However much you stage and declutter, there’s always more to do. In the case of this listing, there was an upright piano at the times we did the photos. Once the Sellers removed it, that room looked even better!

  4. Don’t trust what lenders tell you. I have had dealings with one lender who on multiple occasions promised Buyers deals and rates that they couldn’t deliver. That adds a lot of wear and tear to Buyers and everyone else in the transaction - particularly if the Buyer has to change lenders.

  5. Be careful on pricing for properties with non traditional floor plans. This home had a reverse floorplan with the living room, dining room, and kitchen upstairs and the bedrooms down. While reverse floorplans are common in North Redondo (think Golden Hills Tall & Skinny), not so much in South Redondo SFRs although you do find reverses in two on a lot Townhomes in 90277.

WHAT I LOVE ABOUT THIS HOME

  • Upstairs there are two living areas.

  • High end appliances in the kitchen.

  • Four balconies including a roof deck.

  • Three fireplaces.

  • Great setting and flooded with natural light.
