Just Sold: 607 White Oak Ln Newbury Park

 

Well continuing along with my 2021 theme of “have car -will travel”, I just sold another property in Thousand Oak and yes that is Ventura County. And yes, that’s actually my second Ventura County sale this year. The other one was at 1797 Orinda which closed in May. Been spending a lot of time on the 101 lately. But that’s not the first time. What many of my readers. clients and friends may not know is that when I first came to Southern CA in the 90’s, initially I lived in Woodland Hills. But when I got tired of the heat and driving Topanga Canyon to get to the beach, I just moved to the beach. First Manhattan Beach, then Hermosa and finally Redondo. Sort of the reverse order of everyone else. But I am digressing.

For those who think the great housing migration is over, it’s not. Both of my clients who bought in Ventura had sold properties in the South Bay or thereabouts and wanted a different lifestyle. I get it. People want more space, less congestion, properties that are better suited for work from home and lots of other amenities. And the further you go from the Westside, the more you get for your money.

As I’ve expanded way beyond my usual territory of the South Bay this year, I noticed the following:

  1. The market is the same almost wherever you go. By that I mean that not enough inventory, multiple offers, bidding wars and everything else we’re seeing locally.

  2. Agents are agents. Many don’t call back and let their egos get in the way. Others are more cooperative. The agent team for this sale was great. Curiously the listing agents were based in Santa Barbara. So we each had a ways to drive to get to the property.

  3. Houses, HOAs, escrow companies are pretty much the same everywhere. This townhouse in Newbury Park could just as well have been built in Torrance.

Because all these areas are part of CRMLS which is (I think) the largest MLS in the country covering much of Southern CA except for San Diego, my Supra key and credentials work everywhere.

The specific property was an attached townhouse (sound familiar) that has 2 bedrooms upstairs and one on the main level, vaulted ceilings in the living room, and a really nice outdoors space. The property needs some updates but my buyer client was good with that.

One of the many things I love about selling real estate is the human stories.

As it turns out, the deceased seller of the property had owned a pawn shop and had quite a collection of guitars. Many were actually hanging on display in the house. Anyway, by the time we were doing the home inspection, the guitars were packed up and in the garage. Both the home inspector and I love guitars and I do have to admit that while no one was looking we did take a look into those cases. Just some good clean fun to break up the day.

And in the small world realm, I had actually had an offer accepted in this same community, Green Meadows (yes really) for my other Thousand Oaks buyer. They backed out of that purchase and bought elsewhere but when my client for White Oak contacted me about the listing, it sure didn’t hurt that I was already familiar with the community. How random is that?
