Three Manhattan Beach neighborhoods were ranked in the top 12 most expensive in Los Angeles County and Manhattan Beach 90266 was ranked as the 33rd most expensive zip code in the US.

There are many reasons people want to live in Manhattan Beach such as fine restaurants, shopping and the excellent school system. Mira Costa High School, has been ranked in the top 1% of all high schools nationally.

Many professional athletes (Lakers, Kings, and Clippers) as well as celebrity movie stars make their home in Manhattan Beach along with successful entrepreneurs, attorneys, doctors and business owners. There is also easy access to LAX, freeways and that great beachfront.

MANHATTAN BEACH NEIGHBORHOODS

Sand Section, Hill Section, Tree Section, Manhattan Village, East Manhattan Beach, Mira Costa, Liberty Village, Manhattan Heights

Manhattan Beach is comprised of six distinct neighborhoods. Three are found West of Sepulveda (PCH) and three east. From most of the locations West of Sepulveda you can walk to either downtown or the beach.

MLS Area 142, the Sand Section, is the furthest west. This is the strip of land with the Walk Street homes and the properties on the Strand. There are both Single Family Residences and attached and detached Townhomes.

MLS Area 143, the Tree Section, is found west of Sepulveda, found north of Manhattan Beach Blvd. Streets in this neighborhood are Oak, Maple, Poinsettia etc. Hence the name. And there’s also a lot of trees.

MLS Area 144, the Hill Section is west of Sepulveda and south of Manhattan Beach Blvd. Many of these homes have either city or ocean views and some have both because they are built on the hill.

Both neighborhoods are primarily Single Family Residences (SFRs).

MLS Area 145, Manhattan Village is a gated master planned community East of Sepulveda located between Marine Blvd and Rosecrans just east of the shopping area of the same name. The Village has both townhomes and SFRs. The townhomes are zoned as PUD not condo.

Also in East Manhattan you’ll find the MLS Area 147 the Mira Costa neighborhood to the south and MLS Area 146 Manhattan Heights / Liberty Village to the north.

BUYING A HOME IN MANHATTAN BEACH

  • If you are thinking of buying in Manhattan Beach, here’s what you need to know.

  • The further West you go, the more you will most likely pay.

  • It is not unusual for the land value to be worth far more than the actual structure on it.

  • Don’t assume you can remodel easily. The permitting process can be challenging.

  • Those trees you see are protected by certain ordinances and you may not be able to remove the one in your yard.

  • The schools are great - some of the best in CA.
