Manhattan Beach Flat Rate Real Estate Listing

With a flat rate listing, a seller pays an agreed upon fixed commission instead of a percentage of the final sales price.

It always struck me as kind of odd that real estate commissions have historically been based on a percentage of the final sales price.

This seems particularly out of step in 2025 because it now costs agents less to effectively market homes than in years past. And with prices being higher these days, home sellers are paying more for basically the same services. That just doesn’t seem right to me.

With my flat rate listing, my fee as the listing broker is $37,500 no matter how much your home sells for.

As long as your home will sell for more than $1,500,000 - and that’s every property in Manhattan Beach that I can think of, you are saving money compared to most traditional percentage based brokerages. The higher your sales price, the more you save. Check some examples below.

The reason I can offer lower rates than other South Bay agents is because I am an independent broker with a lower cost of doing business than the larger brokerages. I pass my savings on to my clients. It’s that simple.

And quite possibly I do more marketing than the higher priced agents. All listings include extensive media such as 3D Walkthroughs, cinematic videos, magazine quality photography, social media advertising and much more.

The flat rate commission is paid at the close of escrow through the escrow or title company in the standard manner.

With the “new rules”, the compensation for the buyer’s agent is negotiated separately. The buyer’s agent may be paid by either the buyer or seller or in some instances it is split.

How Much Can Really You Save?

EXAMPLE ONE

SALES PRICE = $2,000,000

2.5% Standard Listing = $50,000

Flat Rate Real Estate Broker = $37,500

YOUR SAVINGS = $12,500

EXAMPLE TWO

SALES PRICE = $3,000,000

2.5% Standard Listing = $75,000

Flat Rate Real Estate Broker = $37,500

YOUR SAVINGS = $37,500

EXAMPLE THREE

SALES PRICE = $4,000,000

2.5% Standard Listing = $100,000

One Percent Broker = $37,500

YOUR SAVINGS = $62,500

Your savings might be even greater if the agent you were going to list with would be charging 3% for the listing side.

Here’s where most people ask: “But what about the Buyer’s Agent?”

Based on recent changes in real estate practice, sellers no longer have to make an offer of compensation to the agent representing the buyer to have their home listed in the multiple listing service (MLS). Buyer’s agent commissions are now negotiated separately from the listing agent commission and are done when the purchase offer is received.

Truthfully, most sellers in the South Bay are still paying the buyer’s agent the standard commission rate. But I have a strategy that can help you lower that cost or possibly even eliminate it entirely.
