I’m often asked by some of the agents I coach or have managed what it takes to become one of the top Real Estate Brokers in Redondo Beach CA. My typical rather glib is answer is “you have to sell a lot of homes there”.

The better question would be, what skills, tools, and training do you need to sell homes in Redondo Beach? And that’s entirely a different answer.

KNOW THE REDONDO BEACH MARKET

I can not over emphasize enough how important it is to know the market. And that means a lot of things but most importantly the past and present inventory including what is currently active, in escrow and sold plus the “micro markets”, the property types and the history of the local builders.

Over the years, I have pre-viewed 1000’s of homes in Redondo Beach in all the Redondo Beach neighborhoods. And I’ve sold a lot of them, some multiple times.

When I’m working with Redondo Beach Buyers, I can advise them of what issues may come up with certain property types, possibly what improvements can be made and how much that might cost, which side of the street is better or worse and what some of the issues are with the various property types and builders. For example, one builder who is no longer active, routinely used internal pipes that while allowed by the City inspectors often developed pinhole leaks. Other builders cut corners in different ways that may not present problems as new construction but will lead to issues down the road.

And about those property types - we have Single Family Residences that you would think are Townhomes and Townhomes you might think are SFRs. (Tall & Skinnies and Two on a lots.) Their pricing sometimes moves in lockstep and other times becomes untethered. You only know that by knowing the inventory.

Regarding the micro markets (neighborhoods), the pricing is vastly different between North and South Redondo Beach and even within each one, prices diverge. For example, a similar original tract home in the El Nido neighborhood will sell for a different price than the same house in the TRW tract. Comps are not always comps and the MLS divides Redondo Beach into 8 micro markets.

And that’s why knowing the inventory has helped me with Redondo Beach sellers. Anyone can look up what has sold but they may not know the differences in the properties they are looking at and come to erroneous conclusions.

Knowing the inventory also helps my Seller clients because when I meet the appraisers I am better prepared to discuss and present comps. The appraisers are all so busy they often don’t have the time to do the amount of research I do.

And by knowing the inventory, I can best advise my Seller clients as to the market value of their home.

HAVE THE TOOLS TO SUPPORT YOUR CLIENTS

Tech and disruption are a big topic in Real Estate these days. But truthfully Buyers and Sellers are not looking to be disrupted and they want to buy or sell a house not get lost in the meta-verse (is that a thing?).

I look at deploying tech that helps my clients in the transaction. This includes common software like DocuSign for electronic signing which is the prevalent way docs are signed these days. And of course I have websites where buyers can view properties including this one.

Beyond that I make multiple different market reports available as well as the automated valuations that everyone likes so much.

Have you ever contacted me whether by phone, email or text? Chances are I responded to you almost immediately because that’s what I do. I can tell you from calling other agents all day that not everyone is responsive.

It’s a lot easier to sell homes when Buyers and Sellers can get in touch with you.

NETWORK WITH THE RIGHT PEOPLE

Whether it is getting off market properties for my clients or having offers accepted in multiple offer bidding wars (when my clients are not the highest bidder), or just knowing who to call to get things done, having the “people” resources helps sell more properties.

OUTWORK OTHER AGENTS

No matter what the market conditions are, selling real estate is hard work - and not what you see on those HGTV shows.
