Just Sold: 1818 Stanford Ave Redondo Beach

 

The Redondo Beach Golden Hills are highly desirable because it is the neighborhood furthest west in North Redondo Beach. That means it is closer to the Beach. And in Southern CA being close to the beach is definitely a thing. (South Redondo Beach has homes west of PCH and actually beach adjacent on The Esplanade.)

The second major attraction is the schools.

And lastly, the neighborhood is primarily Single Family Residences. Most of North Redondo Beach has mixed zoning with condos and townhomes next to Single Family Residences (houses).

The most common property type in the Golden Hills are what is referred to as "Tall and Skinny." That’s because, well they are tall and skinny and sit on tight 2500 Sq Ft lots.

While you may find a few traditional homes on 5000 Sq Ft lots, they are few and far between in this part of Redondo Beach.

A further subsection of this neighborhood has been referred to as the "Golden Triangle". That's the part of the Golden Hills just south of Artesia Blvd and West of Aviation Blvd. The border forms a triangle with Hermosa Beach and Manhattan Beach. While many of the homes in the triangle are west of homes in East Manhattan Beach, they are all east of Hermosa Beach. Harper Ave is the dividing street between Hermosa and Redondo and (at least of of now) you can literally see in the pavement where the dividing line is.

As you enter through the double doors you will find the living room, formal dining room and kitchen located on the main level. The living room features a gorgeous fireplace and the kitchen has a large island plus room for a dining table. From the kitchen you can step out to your private backyard.

Going up the stairs to the second floor you will find 2 ample sized bedrooms sharing a Jack and Jill bathroom. Continuing to the third floor you'll find the over size primary bedroom at the rear of the house. It has great expansive views of the neighborhood. Also on the third floor is another bedroom that is actually large enough to use as a second family room or game room. Both bedrooms on the top floor have balconies and the bedroom to the front of the home is west facing and flooded with light. The house sits high above the homes to the rear and is very private.

Stanford is one of the best streets in Redondo Beach and you are just steps to Manhattan Beach and Hermosa Beach.

Redondo Beach is centrally located in the South Bay Beach Cities with easy freeway access or heading to LAX plus lots of restaurants, food stores, shopping, and movies nearby. And then there are the great schools which are some of the best to be found. I listed this property for $1,849,000 and it received multiple offers and got bid up to $1,920,000. While that was a great price, I think the price could have gone higher with a few tweaks.

The first would have been to paint the entire interior a lighter shade of white. While there was nothing wrong with the color it was, the preference of most buyers these days is for lighter shades of white, not the off white or taupe that was so popular until a few years ago. That would have probably cost around $10K-$15K based on the size of the house.

The next investment the seller could have made would have been to paint the cabinets white or gray or blue, whatever is more popular these days than dark wood. Let’s ballpark $5K-$7,500 for that.

I think if the seller would have spent $20,000 the payback would have been 2-3 times that. But we’ll never know.

Also in this case it would not have made financial sense for the seller to do that to generate a higher price because a lot of it would have gone to taxes. So if we’re just talking about top line, yeah, but the bottom line is what counts and the seller made the right call not spending on updates (other than the fans in the bedrooms I recommended).

Another idea I was to do an Open House or even better yet, 2 Open Houses.

Showings were by appointment only which I don’t think is the best way to present properties these days. The truth of the matter is that many buyers are not working with agents and just go to Open Houses. And many who are working with agents just go to OHs and then call their agent to make offers. So opening up availability is extremely important.

But not my call and I totally get why someone would not want 100 people walking through their house over a weekend when additional profit is being eaten up by the IRS and FTB.

That’s what makes the Real Estate world go round.
