Who says the market is slowing down? Not me for sure.

My listing at 2802 Fisk Ln in North Redondo Beach had over 70 parties come through to view it at the weekend Open Houses and we received 7 offers before finally accepting one well over $100K over the list price of $1,349,000 with a final selling price of $1,480,000. And many of the offers had waived appraisal or loan contingencies. One even waived the inspection contingency.

Here’s what I can tell you about the listing.

2802 Fisk Ln is an updated 2 story Single Family Residence with great curb appeal located on a great residential street in the Redondo Beach El Nido neighborhood. The house is approximately 1849 Sq Ft, originally built in 1955 but added to over the years with 4 bedrooms, 2 bathrooms, 2 living areas and a remodeled, kitchen, primary bedroom and bathroom.

As you walk in you enter the original living room with gleaming hardwood floors and recessed lighting. The 3 original bedrooms are located on the main level. The remodeled kitchen and dining area are located in the center of the home and they lead to a family room addition with a fireplace.

From the family room you go up the stairs to the vaulted ceiling primary bedroom featuring a remodeled bathroom and walk in closet and neighborhood views from the balcony. Great backyard, paid for solar panels, newer windows, roof and other updates. Close to schools, parks and everything that makes living in Redondo Beach so desirable.

ABOUT THE “EL NIDO” NEIGHBORHOOD

El Nido is a neighborhood of primarily Single Family Homes in the South East quadrant of North Redondo Beach 90278. It is located south of Ripley Ave down to the border with Torrance at 190th St and on both sides of Inglewood Ave. The Western border is the intersection of Ripley and 190th. Any further West and you are into the Redondo Beach Golden Hills.

In the MLS, El Nido is Area 153. Of the 4 major neighborhoods in the MLS, El Nido typically has the fewest sales. Many of the properties sit on 5000-7500 Sq Ft lots and it is not unusual to find homes larger than 3000 Sq ft such as this one I sold at 2610 183rd St.

The easternmost part of this neighborhood, located on the other side of the train tracks and El Nido park (hence the name) is actually located in the city of Torrance with a Redondo Beach address. Huh? By located in the city of Torrance what is being referred to is that the schools and services are Torrance but the mailing address is Redondo Beach. Similar to what we see in the Hollywood Riviera. When I sold 836 Calle De Arboles in the Riviera, that was also actually Torrance.

My personal opinion is that the El Nido neighborhood is well positioned for appreciation and will be highly desirable if the Galleria Mall remodel / renovation ever happens. But that remains to be seen.
