Just Sold in Gardena Village: 1662 Orchid Way

Every now and then as agents we see sales that just go right. I listed this fully detached home with a direct access garage, standard floor plan and a west facing backyard and 3 showings later we had an all cash “as-is”* offer with a 21 day escrow. And it closed on time with no issues.

I’d like to say the reason this all came together is because of my great expertise and skill at listing and selling homes but you probably would be skeptical. Well let’s say part of the reason was my ability but this sale is fairly indicative of the overall fragmented market. Some properties sell quickly and get multiple offers while others just linger on the market and don’t generate any activity. Why is that?

It seems to me that there are 3 factors driving sales right now:

  • Price

  • Turnkey

  • Unique

And you really have to check at least 2 of the 3 boxes in order to get into escrow quickly and close to or over the asking price.

Having excellent marketing also helps.

1662 Orchid Way actually checked all 3 boxes. It was priced right at just about 2% over the last comparable sale, it was pretty much turnkey, and the community is unique compared to other options in Gardena.

This particular property is located in what I "pocket communities" that you see throughout the South Bay. Basically rather newer construction that was built where residential and commercial meet.

Gardena Village is comprised of 55 detached SFR style Townhomes. Some are 3 bedroom and others are 4. The first phase was built in 2007 and the second newer phase in 2012.
